Property Description

The property comprises an existing two storey former public house situated on a site extending to approximately 0.5 acres (0.2 Hectares) or thereabouts. The existing building is derelict, but we understand it previously had planning permission for extension and change of use to 12 No. flats together with the erection of a pair of semi-detached houses although this has now lapsed. Location

The property fronts onto Wood Street in an established residential location about 2.5 mile south of Wolverhampton City Centre. Other centres such as Dudley, Walsall and Birmingham are about 3.5, 6.5 & 12 miles respectively whilst the national motorway network is accessible via Junction 1 of M6 Motorway which is about 5 miles.

We understand that previously planning permission (Ref 17/00509/FUL) for ‘Proposed extension, alteration and change of use of Public House to twelve flats and the erection of a pair of semi-detached houses, associated parking and access, was granted previously but that this has now lapsed and that a subsequent outline planning application (all matters to be considered except for landscaping)(Ref 21/00796/OUT) for ‘proposed demolition of former public house and construction of a block of apartments (24 flats) and associated parking and amenity space’ is currently lodged with the Local Planning Authority and awaiting determination. Regarding this application the Council have provided an ‘in principle’ letter of support relative to the proposed demolition of the existing buildings and its replacement with an apartment block and a copy of this letter is available in the legal pack.
