Traditional values, modern solutions

Do you have a property to sell or let?

A vacant block of 52 self-contained flats in the Black Country will be one of the star attractions at our next live-streamed auction on Thursday 11 July. Maryvale Court on Glebe Street in Walsall is a three-storey property that lies on a plot of approximately 0.9 acre, and it will have a guide price* of £1.25 million+ .

Gurpreet Bassi, chief executive of Bond Wolfe, explained that the freehold block, which stands back from the road behind a parking area, could be suitable for redevelopment subject to planning permission. Mr Bassi said: “This is a substantial block of 52 flats that is situated within a mixed-use area of commercial residential units, with plenty of shops and local amenities within walking distance. The property has good access to Walsall town centre and convenient transportation routes to surrounding districts. While the flats are all vacant, this lot provides a potentially major opportunity for a new development, subject to planning permission.”

The ground floor of Maryvale Court has an entrance area, communal hall with lift access, a security office, inner hall, three staircases, communal kitchen, shower room and toilets. There is also a communal lounge leading to a conservatory, as well as a communal dining room and laundry room.

Flats 1 to 11 and 14 to 16 are on the ground floor, with Flat 12 on the lower ground floor, and they each have a hall, living room with kitchen off, a bedroom and shower room with toilet. The warden’s duplex flat is also on the ground floor and has a hall, reception room, kitchen and toilet downstairs, with three bedrooms and a bathroom off the first floor landing. The first floor has a communal landing with lift access and a communal chapel, with Flats 17 to 34 all coming with the same layout as those downstairs. The second floor also has a communal landing with lift access and a communal library, with Flats 35 to 52 again having the same layout as the other floors.

The property benefits from an electric heating system, an intercom door entry system, fire doors, smoke alarms, emergency lighting, a lift to each floor and double glazing. Outside is a communal bins and refuse area, a communal courtyard and gardens, plus off-road parking at the front and rear.

Maryvale Court is just one of scores of lots that are appearing in Bond Wolfe’s next auction, which will start at 9am on Thursday 11 July.
