Bond Wolfe’s first auction of 2025 set the tone for another successful year, with 160 properties going under the hammer and an impressive 89% sold rate, raising over £21 million.
The auction, held on Thursday 6 February, generated £21,733,234 in total sales, including £807,000 raised for Birmingham City Council through the sale of various properties and ground rents. The event attracted significant attention, with 883,000 webpage views, 67,284 video tours watched, and 32,592 legal packs downloaded, highlighting strong nationwide and international demand for Bond Wolfe’s auction properties.

Standout Sales and Fierce Bidding Wars
Several lots far exceeded expectations, with competitive bidding driving prices significantly above guide figures:
- A three-bedroom end-terrace in Oxford Gardens, Stafford, sold for £110,000, well above its £39,000+ guide price.
- A mid-terrace shop in Worcester Road, Malvern, sparked a bidding war and achieved £181,000 from a £25,000 guide price.
- A three-bedroom end-terrace in Leighswood Road, Aldridge, previously bought from another auction house, sold for £184,500 after being listed at £65,000.
- The first lot of the day, a former children’s home in Northfield, sold for £351,000, surpassing its £200,000 guide price.
Birmingham City Council Sales & Strong Residential Results
This auction marked the beginning of a successful series of sales on behalf of Birmingham City Council, including:
- A three-bedroom semi in Netherdale, Hollywood, sold for £125,000 on a £100,000 guide price.
- Another three-bedroom semi in Chilcote Close, Hall Green, achieved £224,000 from a £175,000 guide price.
- Ground rents for two industrial units in Cato Street fetched £57,000 and £50,000, both far exceeding their £20,000+ guide prices.
Across the auction, investors snapped up a range of properties, including:
- A four-bedroom semi in Brook Street, Bedworth, which sold for £210,000 from a £80,000 guide price.
- A two-bedroom end-terrace in Minworth, Sutton Coldfield, secured £197,000, far surpassing its £60,000 guide price.
- A spacious four-bedroom Edwardian home in Paget Road, Wolverhampton, sold for £203,000 from a £145,000 guide price.
Pre-Auction Sales Exceed Expectations
The demand was so strong that several properties were snapped up before auction, achieving prices above their guide figures, including:
- The Alcester Road premises of the Kabuli Afghan restaurant in Birmingham, listed at £425,000+.
- A mixed-use property on Yardley Road, Acocks Green, guided at £150,000+.
- Unit 4E at The Quadrant in Redditch, home to Fit Club gym, guided at £650,000+.
- Southgate Retail Park in Derby, listed with a £2 million+ guide price.
