Former Burntwood heath centre up for auction
A former health centre site in the Staffordshire town of Burntwood is to be sold at auction by Bond Wolfe, with a guide price* set at £400,000+.
A 5,400 sq ft complex sitting on almost a third of an acre of land, the former health centre in Hudson Drive has been empty since last year, when the medical practice moved to the new £3.4 million Greenwood Health Centre on nearby Lichfield Road.
The site has now been put up for sale with property agents Bond Wolfe and will feature in the firm’s 9 February auction, with housing developers likely to be among those bidding.
Ian Tudor, joint managing director auctions at Bond Wolfe, said: “The site is clearly suitable for a variety of alternative uses, including residential redevelopment, subject to obtaining the appropriate planning permission.
“It stands within a popular and well-established residential neighbourhood so is likely to prove highly attractive to a range of developers and investors.
“With the right new owner working with Lichfield District Council this redundant site could be regenerated as a high-yielding property investment.
“As a result, we are expecting highly competitive bidding when it goes under the hammer.”
The former Hudson Drive centre is a purpose-built single storey complex, arranged around two central courtyards with a gated and surfaced car park to the rear.
The property is of brick construction with a flat roof. The accommodation is configured to provide a main entrance lobby leading to waiting and reception areas. There are 17 consulting rooms and offices, a health education room, common room with kitchen, three stores, two examination rooms, three treatment rooms and three WCs.
There is a surfaced secure car park to the rear accessed via a right of way over the road leading down the south side of the neighbouring Swan Corner Shopping Centre and parking to the front.
The accommodation extends to approximately 5,396 sq ft (501.31sqm) and occupies a site area of approximately 0.324 acres (0.131 hectares).
The centre sits on the western side of Hudson Drive just south of the junction with the A5190 Lichfield Road. Lichfield city centre is three miles to the east, while Chasewater country park and Cannock Chase are within easy reach.
The former Burntwood health centre is among 159 lots that will appear in Bond Wolfe’s next auction which starts at 9am on Wednesday 9 February. The auction will be livestreamed via Bond Wolfe’s website with remote bidding by proxy, telephone or internet only.
