A Grade II-listed former Victorian School that has been converted into a block of 13 self-contained flats is coming up for sale in our next auction.

Dixon Court at 28 Cooksey Road in Small Heath, which was built in 1879 and once housed the former Dixon Road Infant School, will have a guide price* of £685,000+ in the auction on Thursday 12 September.

Gurpreet Bassi, chief executive at Bond Wolfe, explained that while the vacant property could be continued in its current usage it might also be suitable for redevelopment subject to planning permission.

Mr Bassi said: “Dixon Court is a building with some impressive historic features that stands back from the road behind a parking area and communal grounds. The property is a substantial Grade II-listed freehold block of 13 self-contained flats, situated on a plot of approximately 0.45 acres. The location is on Cooksey Road, which runs off Dixon Road, close to the junction of Bolton Road and Sandfields Avenue, with easy access to the A45 that runs into Birmingham city centre. This is a predominantly residential area next to the Hazrat Khadijatul Kubra Girls School, and just a short distance from Bordesley train station. The new owners could continue the property’s current use by marketing the flats for rent, although there is potential for further development and alternative use, subject to planning permission.”

Dixon Court’s ground floor has a communal entrance and hall along with eight flats, with another five flats on the second floor. Eleven of the flats have single bedrooms, while two have two bedrooms, and all are self- contained with their own kitchens, bath or shower rooms and toilets, with some also having their own halls with a store and living rooms. The property benefits from an electric heating system, an intercom door entry system, fire doors, smoke alarms and emergency lighting, with a parking area for residents and communal grounds outside.
