Four lots owned by Birmingham City Council will be auctioned in our upcoming live-streamed auction on Wednesday, 11 December. Comprising two development plots, a retail unit, and an advertising hoarding, these properties represent a range of investment opportunities that are expected to draw interest from across the region.

Prime Development Plot on Coleshill Road

The largest site, a rectangular parcel of land on Coleshill Road, is listed with a guide price of £400,000+. Spanning 4,089 square meters (44,013 sq ft), the land is positioned in a strategic area of Birmingham, accessible between 14 and 18 Coleshill Road, and sold freehold, though subject to any existing rights of way. The site has significant potential for a variety of uses, pending planning approvals.

Gurpreet Bassi, chief executive of Bond Wolfe, highlighted the versatility of the plots, suggesting they could suit uses from educational and community facilities to residential developments, depending on planning consents.

Development Opportunity on Queensbridge Road

A second potential development plot, located opposite 98 Queensbridge Road, is also listed with considerable potential and a guide price of £450,000+. This irregularly shaped land parcel measures 2,254 square meters (22,462 sq ft) and offers ample space for development, though planning consent would be required. Bond Wolfe’s team anticipates a strong turnout from developers seeking land close to Birmingham’s infrastructure and amenities.

“Both plots offer excellent opportunities for a range of uses,” said Mr. Bassi, adding that “no guarantee or warranty is offered regarding the availability of planning consent.”

Retail Investment at Walford Road, Sparkbrook

Another Birmingham City Council property to go under the hammer is 1C Walford Road in Sparkbrook, a freehold single-storey retail unit with a guide price of £125,000+. This retail unit is currently generating an annual rental income of £5,000, secured under a full repairing and insuring lease since April 2001. This compact investment could appeal to those seeking a reliable income source in a densely populated commercial area.

Advertising Hoarding Investment on Stratford Road

Also included in the Birmingham City Council auction lots is a 495 sq ft advertising hoarding at 400-404 Stratford Road, with a guide price of £75,000+. Located on a prominent corner of Stratford Road and Warwick Road (A34 and A41), the hoarding generates a gross income of £2,500 per annum. With a longstanding lease dating back to June 1983, this asset offers a straightforward, low-maintenance income stream, ideal for an investor looking for a relatively passive investment.
