Grade II-listed cottage in Birmingham from the late 1700s in our next auction
A detached, three-bedroomed cottage in Birmingham that dates back to the late 1700s is coming up for sale in our next auction. The Grade II-listed property at 35 Heathfield Road in Handsworth needs renovation, which means an attractive guide price of £150,000+ in the live-streamed auction on Thursday, 16 May.
James Rossiter, a senior auction valuer at Bond Wolfe, explained that the family-sized cottage had a hidden benefit at the rear, which made it even more likely to create some competitive bidding.
Mr Rossiter said: “This is a special property which stands back from the road behind a shared side driveway and front garden, with an extra one-bedroomed, two-storey annexe at the rear. The cottage itself has a hall, two reception rooms, a kitchen, storeroom and rear utility room on the ground floor, with a landing, three double bedrooms and a bathroom upstairs. The extra rear annexe then has a kitchen-cum-reception room on the ground floor, and a bedroom with a shower room and toilet upstairs. The property benefits from double glazing, gas-fired central heating and emergency lighting, although it is in need of some refurbishment.”
35 Heathfield Road was listed for its special architectural interest in 1982, with Historic England noting its “central panelled door within a fretted porch”, “sash windows with glazing bars” and “wide wooden eaves with flat modillions” from the late 18th century. The cottage is among scores of lots that are appearing in Bond Wolfe’s next auction, which will start at 8.30am on Thursday 16 May.
