A plot with permission of prime development land in the picturesque Staffordshire village of Kinver is likely to spark competitive bidding at Bond Wolfe’s next auction on Thursday 15 September.

The freehold residential development site is a 0.7 acres of land adjacent to 26 Dark Lane, Kinver, near Stourbridge, listed with a guide price* of £325,000+.

The plot comes with the benefit of planning permission for the development of a substantial detached house, offered with the option to purchase, at additional cost, further adjoining land extending to about 5.7 acres.

The property comprises a broadly rectangular shaped parcel of land off Dark Lane extending to about 0.7 acres, with the benefit of planning permission to develop a substantial detached house with more than 3,000 sq ft of floorspace.

The option to buy the additional 5.7 acres for £100,000 will be available for 28 days from exchange on the building plot with a 28 day completion thereafter.

The site was originally occupied by a bungalow, demolished in the late 1990s, and has planning permission granted by South Staffordshire Council for the development of a replacement dwelling.

In May 2022, the council granted a two-year temporary consent to site a caravan for the use of the applicant whilst the house was constructed.
