A pair of neighbouring properties for sale by auction in Birmingham with a combined guide price* of just £50,000+ are appearing in Bond Wolfe Auctions’ next auction at Villa Park on Wednesday 3 July.

Fierce competition is expected from bidders for the rare opportunity to purchase the two semi-detached properties together at 5 and 7 Woodgate Lane in Quinton.

The house at No.5 has a reception room downstairs along with a kitchen and bathroom, neither of which has any fittings, while No.7 also has a reception room, a kitchen with no fittings and a pantry.

Although both houses need refurbishment, each has two bedrooms upstairs, with gardens, outbuildings and a rear garage.

The auction will be Bond Wolfe Auctions’ third in a row to offer over 100 lots, with the company’s current average success rate being over 87%.

Gurpreet Bassi, chief executive of Bond Wolfe Auctions, said: “These two homes on Woodgate Lane will be priority targets for bidders as they may be suitable for redevelopment, subject to obtaining the necessary planning consents.

“The properties are ideally located within walking distance of the Woodgate Valley Country Park and within 1 mile of Junction 3 of the M5.

“We expect potential purchasers with budgets for renovation will be keen to snap them up – either landlords looking to expand or first-time buyers with an eye for improvements.”

Another lot expected to attract bidders on 3 July is an end-terraced house with two bedrooms at 281 Pershore Road in Edgbaston, which has an attractive guide price of just £20,000+.

This property stands back from the road and comes with gardens and a rear garage, although the auctioneers have noted that the kitchen has been smoke damaged.

Mr Bassi said: “The property is in a great location within walking distance of both Cannon Hill Park and the Edgbaston Cricket Ground.

“The competitive guide price is due to the smoke-damaged kitchen, but it has plenty of development potential, subject to planning permission and is likely to be popular with bidders.”

Other Birmingham property bargains on offer include a mid-terraced, three-storey house at 51 Avenue Road, in the sought-after suburb of Kings Heath, with a guide price of £30,000 to £35,000.

This three-bedroomed property overlooks Kings Heath Park and is within walking distance of the high street, although it is in need of refurbishment.
