Prices starting as low as £325k for west London family homes at auction
A selection of family homes in west London are going under the hammer with prices starting as low as £325,000 at Bond Wolfe’s next online auction on Thursday 9 September.
One of the lots is a three-bedroomed, semi-detached house at 42 Hurstfield Crescent in Hayes, near Hillingdon, with front and back gardens and a shared driveway.
This property has a traditional layout of hall, reception room, kitchen and utility room downstairs, with the three bedrooms and bathroom upstairs.
But the freehold dwelling needs refurbishment works throughout, which is reflected by the guide price* of just £325,000+.
Jonathan Hackett, consultant director at Bond Wolfe, said: “There are not many family homes of this size in west London going for as little as £325,000.
“But the seller recognises that a serious round of renovations is required, resulting in a very reasonable guide price.
“The market for houses so close to London is strong, and there is every chance that a price much higher than this will be achieved by competitive bidding, but the chance of a great deal is there.”
Another keenly priced lot not far away that is also featuring in the auction is a three-bedroomed, semi-detached house at 235 Kingshill Avenue.
This freehold property has a hall, two reception rooms and kitchen with pantry on the ground floor, and the three bedrooms and bathroom upstairs.
It has front and back gardens, its own driveway, central heating and double glazing, and also comes with an attractive guide price of £350,000+.
Meanwhile, landlords wanting an instant addition to their portfolios in the same town will be drawn to a two-bedroomed, semi-detached house with tenants at 10 Derwent Drive.
This property is currently bringing in a rent of £9,260 per annum, which would represent a healthy 3.25 per cent yield if based on the guide price of £285,000+.
Mr Hackett added: “Our auctions offer a wide range of properties across the UK for every kind of buyer, from first-time house hunters to landlords and developers.”
The Hayes properties are just three of the 211 lots listed in Bond Wolfe’s next auction which starts at 9am on Thursday 9 September.
The auction will be livestreamed via Bond Wolfe’s website with remote bidding by proxy, telephone or internet only, and bidders must pre-register no later than 12 noon on Wednesday 8 September.
