Substantial retail premises in a Black Country town let to one of the UK’s largest health and beauty chains are up for sale with commercial property agency Bond Wolfe.

 

The freehold investment opportunity is on the market for £1.395 million and offers approximately 12,689 sq ft of space in a prime location at 59-61 Park Street in Walsall.

The property is let to Superdrug Stores until June 2028 for a passing rent of £110,900 – equating to a potential net investment yield of 7.5%, allowing for usual purchasers’ costs.

The marketing follows several recent successful sales in the town centre, with Bridge House, 7 and 85-86 Bradford Street all sold, and 82, 83 and 84 Bradford Street and 1, 5, 65 and 71-75 Park Street all under offer.

Founded in 1964, Superdrug is the second largest health and beauty retailer in the UK, with over 795 stores which include 200 in-store pharmacies.

Superdrug, which recorded pre-tax profits of more than £45 million in the year ending 1 January 2022, is part of the A.S. Watson Group, the world’s largest international health and beauty retailer with over 16,000 stores in 28 markets.

Walsall is approximately nine miles north of Birmingham city centre and six miles east of Wolverhampton. It is close to the national motorway network, with Junction 10 of the M6 just over a mile away.
