Two Walsall care homes for sale at auction in Bond Wolfe Auction’s next auction later this month, with bidding set to start at around £900,000 apiece.

The former Redhouse Nursing Home, in Redhouse Street, is going up for sale with a guide price* of £895,000 at the auction at Villa Park on 23 October.

This property comes with all its fixtures and fittings included, from beds and furniture to a fully equipped kitchen.

It could continue to be used as a care home, if a new owner could meet the necessary regulations, but Bond Wolfe Auctions has suggested it could have other uses.

James Rossiter, auction valuer at Bond Wolfe Auctions, said: “The building currently has capacity for 34 residents across 29 rooms and it has its own forecourt and communal grounds.

“That would suggest it would be suitable for conversion to apartments or for use as a house in multiple occupation, or HMO, although any new owner would have to seek planning permission.”

As well as its 29 bedrooms – five of them double rooms – the building comprises three sitting rooms, a dining room, a laundry room, bathrooms, shower rooms, stores and offices.

Also going up for sale at the Villa Park auction is The Orchard Manor, a 43-roomed former care home at 42 Slaney Road in Walsall, with a guide price of £900,000.

Again, Bond Wolfe Auctions has suggested it would make “an ideal conversion” to self-contained flats or as an HMO if the necessary planning consents could be secured.

The property extends over three floors with bedrooms, bathrooms, WCs, sitting and dining rooms and a large kitchen. It is equipped with a lift, central heating and most of its windows are UPVC double glazed units.

Mr Rossiter added: “Our auctions are attracting a broad range of property investors and developers and I predict some fairly intense bidding for both this properties, given the opportunities they present.”

The two Walsall care homes are just two of 131 lots for sale in Bond Wolfe Auctions’ next auction at 10.30am on Wednesday 23 October at the regular venue of the Holte Suite at Aston Villa FC.
