James Rossiter, senior auction valuer at Bond Wolfe, explained that the property, which has a varied history involving former corn mills, lies opposite Priory Fields Nature Reserve.

He said the freehold land and properties in the lot currently comprised of three dwellings on a site extending to 1.05-acres.

Mr Rossiter said: “There are three separate dwellings at 330, 332 and 332a Priory Road along with various outbuildings all included in this exciting lot.

“The site has the potential for development to have up to seven dwellings in addition to Colebrook Priory House, subject to obtaining the necessary planning consents.

“A previous planning application was made and supported by the Solihull Borough Council’s planning department, although this has since been withdrawn.

“The plot may also be suitable to continue with its existing use, however the dwellings would need some refurbishment.”

The sale is subject the existing assured shorthold tenancy at number 330, which is currently let out at £850 per calendar month, totalling £10,200 per annum.

Number 330 has a hall, two reception rooms, a rear lobby, breakfast kitchen and a shower room with toilet on the ground floor, with a landing, three bedrooms, one with an ensuite shower room and toilet, plus a further bathroom upstairs.
